This is the last Will of me Elizabeth Humberstone Phipson of Long Clawson in the County of Leicester Widow
I revoke all former Wills heretofore made by me
I appoint Walter John New of Melton Mowbray in the said County of Leicester Solicitor to be my Executor and Trustee
I devise all real estate belonging to me or which I may have power to dispose of at my death or over which I may have any power of appointment to the said Walter John New upon trust to pay the rents and annual income arising therefrom to my niece Elizabeth Emma Newcome during her life and after her death upon further trust to sell the said real estate and divide the net proceeds arising therefrom amongst the children of the said Elizabeth Emma Newcome in equal shares as tenants in common but if the said Elizabeth Emma Newcome should die without leaving a child or children living at her decease then I direct my said Trustee to stand possessed of the net proceeds of sale of my real estate upon trust for such persons as my said Niece Elizabeth Emma Newcome shall by Will appoint and in default of appointment upon trust for my next of kin living at the decease of the said Elizabeth Emma Newcome in the proportions to which they would be entitled under the Statutes of Distribution
I bequeath any money belonging to me at my decease my household furniture and all other my personal estate whatsoever to the said Elizabeth Emma Newcome subject to the payment thereout of my debts funeral and testamentary expenses and any legacies I may bequeath by any Codicil hereto

This is a Codicil to the Will of me Elizabeth Humberstone Phipson which Will bears date the 29th day of November 1891
I bequeath to my servant Sarah Jane Hallam a legacy of Fifty Pounds free of legacy duty in recognition of her faithful services and attention to me for many years And in all other respects I confirm my said Will

The Testatrix Elizabeth Humberstone Phipson was late of Long Clawson in the County of Leicester Widow and died on the fourteenth day of December 1892 at Long Clawson aforesaid
