This is the last Will and Testament of my John Poyzer of Stathern in the County of Leicester Shoemaker

I give and devise all my real estate and effects whatsoever and wheresoever unto my Brother Isaac Poyzer his heirs and assigns Upon the Trusts following that is to say Upon  trust in the first pace to pay my just debts funeral and testamentary expenses out of my said personal estate and also the Mortgage debt affecting my said Real Estate and after such payments Upon trust at his discretion to permit and suffer my dear Wife Catherine to occupy possess and enjoy my said real estate and also my said residuary personal estate for and during the term of her natural life subject to the payment of the Interest on the said Mortgage debt And from and after the decease of my said Wife then I give and devise my said real estate and residuary personal estate subject to the payment of the said Mortgage debt unto George Lord his heirs executors administrators and assigns for ever Provided always that in the event of the said George Lord being under age at the decease of my said Wife than I direct my said Trustee to stand possessed of my said real and residuary personal estate Upon trust for the said George Lord until he shall attain the age of Twenty one years and to apply the surplus rents and profits of the same for his benefit during minority And in the event of the said George Lord dying under the age of twenty one years Then from and after the decease of my said Wife I give and devise my said real and residuary personal estate subject as aforesaid to the said Isaac Poyzer his heirs executors administrators and assigns for ever

And my Will is and I hereby authorize and empower my said Trustee at his discretion at any time during the life of my said Wife to sell and absolutely dispose of my said real and personal estate either by public auction or private contract for the most money that can be obtained for the same and after payment of the costs attending such Sale and of the said Mortgage debts Upon trust to stand possessed of the net proceeds arising from such Sale and to invest the same on real or other sufficient security and to pay the interest of such investment when received to my said Wife during her life and after her decease I give and bequeath the capital arising from the sale of my said real and personal estates after making such payments as aforesaid unto the said George Lord absolutely and in the even of this death under age in my said Wife’s lifetime then I give and bequeath the same unto the said Isaac Poyzer his executors administrators and assigns absolutely

And in the event of the said Mortgage debt on my said real estate being called in during the life of my said Wife then I empower my said Trustee to raise sufficient money by mortgage of my said real estate to discharge the said existing Mortgage debts and to charge my said real estate with the payment thereof

And I declare that the receipt of the said Isaac Poyzer shall be a sufficient discharge to the purchaser or purchasers of my said real estate and to any other person paying money under this my Will that he shall be exempt from liability for involuntary losses and that he may reimburse himself all expenses he may be put to in carrying into effect the trusts of this my Will

And I nominate and appoint the said Isaac Poyzer Executor of this my Will and I hereby revoke all former Wills by me before made
